Financial District towers, Manhattan

New York City

New York,
with a straight answer

I help people buy and sell in Manhattan and Brooklyn. The listings below are live. I do not type prices onto this page.

How I work here

Comps, then
a plan

I am a licensed associate broker at SERHANT., at 372 West Broadway. $100M+ in career sales. I lead sales at One Williamsburg Wharf for Naftali Group, and I am on Netflix's Owning Manhattan.

Tell me the neighborhood, the budget and the timing. I will send what is worth seeing, including anything off-market.

Questions

New York,
answered

What New York neighborhoods do you work in?

Financial District, Williamsburg, SoHo, Tribeca, the West Village and the Upper East Side are the ones I write about. I also work the rest of the city when the building is the right fit. Start with the neighborhood guides.

How do I start buying in New York?

Get pre-approved, then I tour, pull comps and negotiate. Same day in most cases once you are pre-approved. The buyer page has the full sequence.

Condo or co-op?

It comes down to control, board approval, liquidity and whether you can rent it out. The longer note is condo vs co-op.

What should I know about closing costs?

They change if you buy new development or resale. Transfer taxes, the mansion tax, concessions and attorney fees are the pieces I walk through in this note.

Do you have an attorney you send buyers to?

Andrew Luftig at CPL Law and Mark Isaacs are the attorneys on my preferred vendor list. Ask me for an intro.
