  • Median price per square foot climbed to $1,610, marking a 6.9% increase. 

  • In East Williamsburg, median home values skyrocketed 32.6% year-over-year to $1.72M, representing a staggering 118.7% increase over the past two years. 

  • Homes on the Williamsburg waterfront are moving quickly, with an average days on market of just 38 days, compared to 72 days in East Williamsburg. 

  • Buyers are paying close to ask, with a sale-to-list ratio of 99.4%. 

Meanwhile, inventory pressure remains intense. Only one new listing hit the East Williamsburg market in the last three months, signaling limited opportunities for buyers.
